There's a version of Maui that most visitors never fully see, tucked behind gates and golf courses along the island's southern coast. Wailea and Makena represent the top of Maui's resort real estate market, but the reasons buyers choose these communities have less to do with status and more to do with a specific kind of daily life: golf in the morning, a swim at one of the island's best beaches by early afternoon, and dinner reservations you didn't have to think twice about booking.
I work with buyers across every price point on Maui, but Wailea and Makena get their own conversation, because the communities themselves, the amenities, the ownership structures, and the buyer expectations, are genuinely different from the rest of South Maui.
Wailea: Maui's Master-Planned Resort Community
Wailea spans roughly 1,500 acres and was one of the nation's first master-planned resort communities, which shows how cohesively it's laid out. It's home to some of Maui's most recognized resorts, including the Grand Wailea, Four Seasons, Andaz, and Fairmont Kea Lani, along with championship golf at the Wailea Gold, Blue, and Emerald courses and upscale shopping and dining at the Shops at Wailea.
Eight distinct residential communities sit within Wailea, nearly all of them gated, offering a mix of single-family homes, townhomes, and condominiums. Communities like Wailea Golf Estates, Wailea Point, Wailea Kai, and Ho'olei each have their own character, from golf-course frontage to oceanfront positioning to quieter garden settings closer to the Wailea Beach Path. That paved coastal path connects several of Wailea's best beaches, including Wailea Beach and Polo Beach, and it's genuinely one of the best amenities in the entire community, letting residents walk between beaches, restaurants, and resorts without ever needing a car.
One thing that surprises buyers new to the area: Wailea isn't only ultra-high-end estates. There are condominiums within Wailea's resort community at a range of price points, which makes the Wailea address more attainable than people often assume, especially compared to buying acreage in Makena.
Makena: Privacy, Space, and Maui's Most Exclusive Coastline
South of Wailea, Makena has a different character entirely. It's quieter, less developed, and built around larger lots and more private estates. This is where you'll find Maui's true trophy properties, oceanfront compounds with more land and more architectural ambition than what's typical even in Wailea.
Makena is also home to Maui's most celebrated beaches, including Big Beach (Oneloa) and Po'olenalena, sometimes called Chang's Beach, along with Makena Landing. A newer master-planned development from Discovery Land Company has brought additional golf and resort-style amenities to the area while preserving the sense of space and privacy that draws buyers here in the first place.
Who Buys in Wailea and Makena
A few buyer profiles show up a few times in this segment:
Retirees drawn to the low-maintenance, resort-adjacent lifestyle, particularly condo buyers who want walkable access to dining, the beach path, and medical services without the upkeep of a large single-family home.
Second-home buyers who want a turnkey property they can lock and leave for months at a time, often gravitating toward gated communities with on-site management or nearby resort services.
Luxury buyers seeking privacy, architectural quality, and land, who tend to look toward Makena or Wailea's larger estate lots rather than its condo inventory.
What to Know Before You Buy Here
Gated communities in Wailea generally operate under a community association with design review guidelines, meaning any future renovation or new build goes through an approval process beyond standard county permitting. It's worth understanding a community's specific rules before you buy if you have renovation plans in mind.
Property taxes, insurance, and HOA or community association fees also run higher here than in more modestly priced parts of the island, which is worth factoring into your overall carrying costs rather than focusing on purchase price alone. And as with anywhere on Maui, confirming fee simple versus leasehold ownership status early in your search saves confusion later.
If Your Budget Points You Elsewhere First
Not every buyer interested in this lifestyle starts with a Wailea or Makena budget, and that's completely fine.
